Decorating Tips
When shopping for accessories don't limit your search to items that are exactly right, as is. Become adept at recognizing potential! Maybe your find is the perfect shape and just needs a fresh coat of paint or a different shade.
Remember that you are always just a gallon or two of paint away from a fresh, new and economical change in your home. Re-painting allows you to address trend, experiment and sometimes mess up without breaking the bank.
Treat the big ticket items like furniture in a neutral manner as far as color selection. Choose shapes that are simple and classic so that these pieces can work for lots of different looks. It's better, and cheaper, to be in the moment with what's hot through changing out smaller accessories.
Selecting a furniture piece which combines a few materials acts as an anchor for the space and provides a reference point for different layers of decorating. For example, use a dark wood coffee table with a glass top and brushed nickel feet. Now you are able to look for other items in all of these materials and they have a significant piece which they relate to.
Use the geometry, the architectural 'bones' of your space to advantage in realizing the effect you desire. For example, a round table in a square room will soften the space and because the shapes are opposites, the table will become an effective focal point. Conversely, a square table in a square room is very quiet. It supports the architecture of the space because the shapes are alike. An easy room to look at. Repeat shapes you see around you. Maybe your windows are tall rectangles. Find a light fixture or fabric with this geometric element to create a subtle link between the structure and its contents. The smallest details contribute to the greater success of the design.
Keep the palette for your project in check, limiting yourself to key neutrals plus an accent color, but explore different tones and textures within these groups. The result will be interesting to look at and touch while maintaining a thematic consistency.
If you are working with limited space, incorporating translucent elements like a lucite lamp or clear resin chair provide the function required without the room feeling heavy and crowded.
Decorate from the heart and use what you love! At the end of the day, a design with authenticity and personality is preferable to a perfect interior with no soul.

Energy Wise
Every Landmark home is energy wise. We include as standard features that not only help make your home more
comfortable to live in, but also more energy efficient. Some of these include:
- 95% high efficiency furnace
- High efficiency hot water tank
- Programmable ENERGY STAR thermostat
- ENERGY STAR rated double pane windows with Low-E coating and Argon gas
- Compact fluorescent light bulbs
- Better insulation in cold prone areas of the home.
Not only will you save on utilities by using less energy to heat or cool your home, you will also be reducing the amount of green house gases emitted from your home from not using the extra energy.
Water Conservation
As you know, the availability and management of fresh water is becoming a more and more significant challenge in the 21st century. In 2005, it was calculated that in Calgary 52% of all our fresh water goes to residential use and the average person uses about 7,000 litres of water a month*.
Landmark uses a number of water saving devices in our homes that will conserve the amount of fresh water used, including:
- Low flow toilets that use only 6 litres per flush
- Dual flush toilets in the powder room that uses only 3 litres with a short flush
- Low flow showerheads that have nearly the same water pressure as standard units
- Low flow faucets in the kitchen and baths
By using some common sense water conservation practices, you can save even more on your utilities.

Inside Environment
High indoor air quality is a major component to having a healthy home. A number of factors contribute to your inside environment including your household cleaning products and flooring choices. To help keep your indoor air quality high, we use the following:
- Passive Heat Recovery Ventilator – this is an air exchanger that exhausts humid, stale, polluted air out of the home and draws in fresh, clean outdoor air into the home.
- Bath fans that meet or exceed ENERGY STAR requirements for efficiency and sound transmission
- Carbon monoxide detector outside the main sleeping area
- Factory finished hardwood instead of site finished to reduce odours and dust
- Carpet and underlay is low VOC (Volatile Organic Compounds – a class of chemical compounds that can cause short or long-term health problems)
- Tile adhesive and grout is low VOC
- HVAC is power vacuumed prior to possession
- All insulation in the home is certified with low or zero formaldehyde
- Hot water tank and gas fireplace are direct vent so they do not use indoor air for combustion
Commitment to Sustainability
Through Landmark Green, the Landmark Group of Builders is committed to not only building sustainable homes but also incorporating sustainability into our business practices. We are a proud member of Built Green Alberta and our homes conform to Built Green standards.
Our homes contain numerous products that are recycled or reused and our building practices are continually being refined to minimize the amount of construction waste. We are working with the University of Alberta to find new ways to reduce raw resource consumption and to add to the body of knowledge on responsible resource usage.
Here are some examples of materials and practices used in the construction of our homes:
- Materials containing recycled or recovered products: Drywall, interior doors, carpet underlay, exterior doors, window frames, exterior trim materials, subfloors, wall and roof
- Wood and drywall waste is recycled into mulch which is used for water retention on site
- A comprehensive recycling program is in place to reduce the volume of materials sent to landfills
- Exterior and interior framing done 24” on centre. By increasing the stud spacing, less material is used in construction. The wider spacing also allows the insulation to work better avoiding the energy and heat robbing effect called “thermal bridging”.
- Many materials that are available with a longer life cycle, like roof shingles, are used which will reduce the frequency of replacement and lessen the volume of waste going to our landfills.
As an organization, the Landmark Group is making continual efforts to reduce waste, increase energy efficiency and reduce the overall environmental impact of our operations. We have created a committee to lead the Group in its sustainability practices and to encourage our trade and supplier partners to become more sustainable themselves.
Landmark’s Warranty
Landmark constructs its homes using quality materials and the labour of experienced craftsmen. A home is one of the last hand-built products left in the world. In fact, there are approximately 3000 parts in a new home. Home building is part art, part science and part hard labour.
You can enjoy piece of mind knowing you’re protected by one of Canada’s most comprehensive warranty and service coverage through the Alberta New Home Warranty Program. This covers the structural aspects for any load bearing components of your home. We have doubled the standard five year guarantee from Alberta New Home Warranty to ten years on your behalf. Your home is also guaranteed by our two year builder’s limited warranty that includes scheduled visits by our warranty staff in the first year to ensure that your home is performing to our promised standards. The first year of our warranty covers materials and workmanship for the entire home not including normal wear and tear. The second year of coverage includes the plumbing, electrical and mechanical services plus the exterior envelope (i.e. siding, stucco, etc.).
Warranty Service Guidelines
Owning a Landmark home ensures you a timely response to your warranty requests. Please review the following Warranty Guidelines before submitting your request for service.
Pre-Scheduled Warranty Visits
As part of our commitment to service your home throughout the warranty period, we have instituted pre-scheduled warranty visits (example: Primary and Anniversary visits). The purpose of these visits is to ensure all of your warranty needs are appropriately addressed.
We will pre-book the appointments with you upon taking possession of your new home. Our warranty representative will explain to you our process of scheduling and completing pre-scheduled warranty visits while explaining the benefits associated with this type of service program.
It is our goal to address all of your warranty items during these visits. As with interim warranty service, you or your authorized representative must be present to provide access to the home for service items to be completed.
Interim Warranty Service
In addition to the pre-scheduled warranty visits, interim warranty service is also available during working hours Monday – Friday. Interim warranty service should only be requested for service items that need to be addressed prior to the pre-scheduled warranty visits. You or your authorized representative must be present to provide access to the home for service items to be completed. You will be contacted to arrange an appointment date and time.
Emergency Warranty Service
Emergency warranty service is available after hours, on weekends and holidays by contacting the applicable trade directly or the Landmark Main Office at (403) 212-1340. Some examples of emergencies include gas leaks, no heat in extreme cold, no cooling in extreme heat, severe electrical problems or severe plumbing leaks that cannot be isolated.
Our trades are on call 24 hours a day for emergency services only. When we present you with your new home, we will give you the emergency contact numbers for our trades. If you contact our office after hours for emergency warranty service, our call center will alert Landmark’s on call warranty technician, who will take appropriate action.
